We work directly with properties owners, developers, funds, banks and other real estate institutions in sourcing “off market” deals for our clients.

    PROPERTY STRATEGY
  • 1. Having an initial meeting to consult with you to ensure we are across every detail of your investment property objectives
  • 2. Presenting an investment property strategy based on your medium and long term objectives

  • RESEARCH & SELECTION
  • 3. Researching the best location, property type and property for you
  • This entails utilising existing research we invest heavily in and technical elements which shape where the market is most likely to move

  • 4. Presenting property/properties which fit the core objectives outlined
  • This will include a detailed overview of the suburb, previous sales history plus a list of comparable sales along with many other details about the investment property and suburb.

    PROPERTY PURCHASE
  • 5. Property Inspection
  • As a best practice we are happy to organise a property inspection around your diary. This will give you an opportunity to view the property properly rather than the inconvenient Saturday rush for open homes, often with a crowd of people viewing the property.

  • 6. Property Negotiation
  • Once you are happy with a property presented we will move forward and negotiate on your behalf based on the amount agreed on. This can include all manner of sales processes that the vendor has chosen to some of the more conventional ways below: a. Bidding at auction
    b. Conventional negotiation
    c. Bidding at a silent auction

  • 7. Property Due Diligence
  • A very key item of both a large and long term investment like property is to ensure the building report, strata report (if applicable), pest inspection and building contract validate that the property and terms of contract are of acceptable standard. Please note that you, the prospective home owner will be required to purchase these. However, we will be there to liaise with you “with” all the required contacts and make this process as smooth as possible.

  • 8. Pre Settlment
  • We will be there as an experiened advisor to help with any part of the process with both your Solicitor and Mortgage Broker/Bank

  • 9. Property Management
  • This is a key part of the process which we can be very hands on with in terms of ensuring that you have a very good property manager looking after your investment. This will entail us recommending a Property Agency and specific Property Manager, ensuring the management rate is competitive and that you maximise the best rent for your property to ensure the best yield

  • 10. After property purchase service
  • Once we have purchased your investment we will be on hand for any after “purchase” support or questions you have to do with your property. Whether it’s in the first six months or three years down the track we are happy to help and ensure your investment is still performing well. This can range from rental advice to opinions on renovation or improvements plus any other general questions that may come up.
